Early Check-In & Late Check-Out+
We do our best to be flexible when possible, but availability depends heavily on our cleaning schedule and same-day turnovers.
Early check-in may occasionally be available for luggage drop-off or check-in up to one hour early (2:00 PM). This is not guaranteed, especially during high season or when we have same-day departures. If you need guaranteed early access, the best option is to reserve the night before your stay.
Late check-out may be available for one to two hours, depending on the next reservation. When approved, late check-out carries a fee of up to $100. This fee covers additional cleaning support and outsourced laundry services required to prepare the home within a shorter turnaround window. Late check-out is never guaranteed and must be approved in advance.
Cancellation Policy+
We understand plans can change and aim to be as fair and transparent as possible.
Cancellations made 30 days or more prior to check-in receive a full refund. Cancellations made between 30 and 14 days prior to check-in are eligible for a 50% refund. Cancellations made within 14 days of check-in are non-refundable.
We strongly recommend purchasing travel insurance to protect your trip in the event of weather disruptions, illness, or other unforeseen circumstances. Many guests choose Allianz Travel Insurance for “Cancel For Any Reason” coverage when purchased within the required time window after booking.
Day Visitors & Extra Guests+
Only registered guests listed on the reservation are permitted on the property. Day visitors, pool visitors, or drop-in guests are not allowed.
Guest count is strictly enforced to protect the home, maintain neighborhood standards, and ensure a peaceful experience for all.
Events, Parties & Gatherings+
The home is not an event or party venue.
Parties, birthday gatherings, bachelor or bachelorette events, and any type of gathering involving guests beyond those listed on the reservation are not permitted, including daytime pool parties. This policy helps us maintain our luxury standards and remain respectful to the surrounding neighborhood.
Pool & Spa Heating+
Spa heating is complimentary. Guests are asked to limit spa use to no more than a couple of hours at a time, as the spa relies on a shared filtration system and pool filtration is temporarily paused while the spa is in use.
Pool heating is available for $115 per day with a minimum of two consecutive days. Pool heating is suggested to be requested in advance but is not required. Payment must be received before the heater is activated. Same-day requests may be accommodated, when possible, but pool temperature cannot be guaranteed if requested on the day of arrival.
Pool heating can take anywhere from 12 to 48 hours to reach optimal temperature depending on outdoor weather conditions, overnight temperatures, and wind. For guest comfort, the pool is typically heated to approximately 84 degrees.
Pool, Spa & Light Controls+
The home includes easy-to-use controls for pool and spa temperature, spa jets, and backyard lighting. Instructions are provided inside the home. If anything is unclear, we are always happy to assist.
Streaming Services+
Smart TVs are provided throughout the home. Guests may log into their own streaming accounts during their stay. We do not provide shared or guest Netflix or other streaming service logins. Please remember to log out of your accounts before checkout.
Pets & Service Animals+
Pets are not allowed in the home, including dogs and cats of all sizes, visiting pets, or emotional support animals. This standard is maintained for every stay to ensure a clean and allergen-friendly environment.
Legitimate service animals are permitted in accordance with applicable laws and platform policies. Service animals must be trained to perform a specific task related to a disability, may not be left unattended in the home, and guests remain responsible for any damage or excessive cleaning required as a result of a service animal. Guests traveling with a service animal are kindly asked to notify us at the time of booking.
Security Deposit+
A $500 refundable security deposit is required for all reservations.
The security deposit helps cover damaged or permanently stained linens and towels, damage to furnishings, décor, or fixtures, and excessive cleaning beyond normal use.
Deposits are returned within 24 hours of checkout pending inspection. If no damage is identified, the full deposit is automatically returned.
If damage is found, we will provide clear photos along with an itemized explanation of any deductions. Only the actual cost of repair or replacement will be deducted.
Linen & Towel Care+
High-quality linens and towels are provided for your comfort, and we kindly ask guests to help keep them in great condition.
Makeup remover towels are provided and should be used to remove makeup, self-tanner, or skincare products. Please avoid using white towels or washcloths for makeup removal, hair dye, or cleaning spills. Sunscreen, self-tanner, oils, and certain skincare products can permanently stain linens. Towels should not be used for cleaning shoes, outdoor furniture, or floors.
Stained or damaged linens beyond normal use may result in a deduction from the security deposit.

We have a specific laundering process and stain-treatment system in place to properly clean all linens. Washing or drying stained items before checkout can unintentionally set stains into the fabric, which may permanently damage them.
Simply leave all used items as-is — our team will take care of all laundry after checkout.
There is no need to strip beds or perform any deep cleaning.
